Hardwood Floor Refinishing in Charleston, SC

Give your hardwood floors a second life. Professional sanding, staining, and finishing by Charleston's trusted refinishing specialists.

Restore the Beauty Hiding in Your Floors

Hardwood floors are built to last generations — but they need periodic refinishing to stay looking their best. Over time, foot traffic, furniture, UV exposure, and moisture leave their mark. Scratches, dullness, and uneven color are all signs your floors need attention.

The good news: in most cases, refinishing completely transforms worn floors at a fraction of the cost of replacement. Signature Hardwoods has refinished thousands of floors throughout Charleston and the Lowcountry since 2005.

We sand down to bare wood, apply the stain color of your choice, and seal with a durable finish that will protect your floors for years to come.

The Refinishing Process

Sanding

We use professional drum and orbital sanders to remove the old finish and a thin layer of wood, creating a fresh, smooth surface ready to receive stain and finish. Proper sanding is the foundation of a great refinish.

Staining

Choose from our full library of stain colors — from barely-there naturals to rich dark espressos — or work with us to create a custom blend. We apply stain evenly and let it fully penetrate before moving to the finishing stage.

Finishing

We apply multiple coats of a durable topcoat — polyurethane, water-based, or hardwax oil — sanding lightly between coats for a smooth, lasting result. The finish protects your floors from daily wear and enhances the natural beauty of the wood.

Refinish or Replace? How to Know.

This is one of the most common questions we hear — and the honest answer depends on your specific floors. Here's a general guide:

Good Candidate for Refinishing

  • Surface scratches and scuffs
  • Dull or worn finish
  • Uneven coloring or staining
  • Solid hardwood (not engineered)
  • Boards are structurally sound
  • At least ¾" thick or sanded few times

May Need Replacement

  • Deep structural damage
  • Severe warping or cupping
  • Extensive water/mold damage
  • Too thin to sand again
  • Boards are rotting or unstable
  • Subfloor issues underneath

Refinishing FAQs

If your floors have deep scratches, significant discoloration, warping, or structural damage, replacement may be necessary. However, if the boards are structurally sound but showing surface wear, stains, or dullness, refinishing is usually the right choice—and far more cost-effective. We can assess your floors and give you an honest recommendation.
